Candor Works is a powered land development platform for scalable 1–20 MW data center sites on the distribution grid. We deliver utility-secured, fiber-connected regional capacity with a defined cost and a credible energization date. A repeatable regional platform, not one-off projects.
We originate sites where power, fiber, and land use are resolved before anything is offered. Each site is then monetized the way that fits it best: selling power-ready land, joint venturing on development, or building and leasing.
Shovel-ready sites delivered to data center developers and operators: site control, confirmed utility capacity, fiber routes, and zoning. The inputs this market cannot find fast enough.
Co-development with operators, builders, and capital partners. We bring the site, the power, and the local execution. Partners bring what they do best.
Purpose-built facilities for AI and edge workloads, developed and leased to anchor tenants on long-term agreements. Designed liquid-ready and built to expand in place.
Networks of node-scale sites across metro distribution grids, originated and delivered as one program. Built for inference close to where data is created.
Every site starts with the grid: real capacity, verified at the feeder level, before anything is offered.
Connectivity confirmed and land use resolved up front, so diligence is a review rather than a discovery.
Projects sized to fit their towns, permitted in the open, and structured so load growth benefits the ratepayers around them.
Buyers and tenants get what this market rarely offers: a known cost and a credible energization date.
Candor Works was founded by two brothers who have spent their careers in Midwest energy development, technology, and finance. We are land developers for energy by trade. We build data center sites the way energy projects get built: utility relationships first, community buy-in early, and no site offered before its power is real.
The AI build-out has made land, power, and shell the scarce inputs of the decade. Our region has distribution capacity the market hasn't priced, utilities eager for the right load, and communities that welcome projects built at the right scale. That's where we work.
